Land values
today are higher than they have ever been. Buildable land with frontage is in
ever-increasing demand. Many landowners today wonder what their subdivision possibilities
are and whether it would be possible to convert some or all of their land to residential
building lots.
DuBois Forestry and Land Management Professionals are available to help
landowners understand their development alternatives. As land management professionals, we
work hard to assess the development potential of a property in light of the local planning
and zoning, inland wetlands, and subdivision regulations that might affect a particular
parcel of land. We use the information we collect on the property to prepare a written Land
Management Plan which outlines a landowner's various development alternatives,
the costs and benefits of each alternative, and constraints which might affect the
property's development.
In each Plan we address soil suitability, the proximity of the subdivision to inland
wetlands, wildlife habitat, rare and fragile ecosystems, vegetation types, special
drainage considerations, erosion and sediment control requirements, sewage disposal
requirements, public open space requirements, flood plain management, and riparian zone
preservation.
A Land Management Plan is a feasibility study based on public information
available in your Town Hall and based on a careful field analysis of your property. The
Plan helps the landowner to conceptualize possible development alternatives. A
Land Management Plan is not a final subdivision application. |
The final
subdivision application can only be prepared with the expert assistance of registered
engineers, certified soil scientists, and licensed surveyors. A Land Management
Plan is an affordable, pre-application investigation into a landowner's
subdivision possibilities. Real Estate
Planning on wooded land is our specialty - we call it Forest Landscaping.
Forest Landscaping is the art of manipulating the natural vegetative
cover in a proposed subdivision to improve the aesthetics and saleability of individual
houselots. And, it's revenue generating.
By removing certain trees from the property we promote
the growth of others. We know that most homeowners prefer to have large shade trees in the
yard and around their home. We know that shade trees enhance the value of comparable
building lots. As Forest Landscapers, we identify the desirable shade
trees and remove for sale the less desirable trees. We mark for removal all trees in the
proposed building locations while promoting the growth of desirable shade trees on the
perimeter and in between individual houselot locations. We then market this material for
profit. For the landowner/developer, it becomes the classic win-win situation.
So before you embark on the sometimes hazardous journey of Real Estate Planning, consult
first with the professionals at DuBois Forestry and Land Management.
We'll help you to understand your alternatives more clearly before you become financially
and irretrievably committed to the wrong plan. |
